Five Questions Every New Realtor Should Ask a Prospective Broker

 

 

If you are a new realtor looking for a broker to work with, you might be overwhelmed by the choices and options available. How do you find the best fit for your career goals and personal preferences? Here are five questions that every new realtor should ask a prospective broker before signing up.

 

1. What is your commission split and fees structure?

This is one of the most important questions to ask, as it will affect your income and expenses as a realtor. Different brokers have different commission splits and fees structures, ranging from 100% commission with monthly fees to 50/50 splits with no fees. You need to weigh the pros and cons of each option and see what works best for your budget and business plan.

 

2. What kind of training and support do you offer?

As a new realtor, you will need guidance and mentorship from experienced professionals who can help you learn the ropes and grow your skills. You should ask what kind of training and support the broker offers, such as online courses, workshops, coaching sessions, webinars, etc. You should also ask how accessible and responsive the broker and their staff are when you have questions or issues.

 

 

3. What is your company culture and values?

Working with a broker that shares your vision and values can make a big difference in your satisfaction and performance as a realtor. You should ask about the company culture and values of the broker, such as their mission statement, core values, team spirit, diversity and inclusion policies, etc. You should also ask how they recognize and reward their agents for their achievements.

 

4. What are your expectations and requirements for your agents?

Every broker has different expectations and requirements for their agents, such as sales quotas, marketing standards, attendance at meetings or events, etc. You should ask what these are upfront so that you know what you are signing up for and whether you can meet them or not. You should also ask how they monitor and evaluate their agents' performance.

 

5. How do you generate leads for your agents?

Leads are the lifeblood of any real estate business, so you need to know how the broker helps their agents generate leads. Some brokers provide leads to their agents from various sources such as referrals, advertising campaigns, websites or social media platforms etc., while others expect their agents to generate their own leads through networking or prospecting activities. You should ask how many leads the broker provides per month on average (if any), what kind of quality they are (hot vs cold), how they distribute them among their agents (fairly vs competitively), etc.
